TYPES OF LETTINGS

Residential lettings can be for a short duration of six months or less and are called short lets.

The minimum short let period can be 2 weeks. Because of the short letting period the full rental amount for the rental term and the deposit are payable in advance.

Serviced apartments are available for shorter periods.

Standard rental terms are usually one year. The rental is payable monthly in advance by bank standing order. A deposit equivalent to 4 to 6 weeks is also payable. The deposit will be held by the landlord or his agent and will be refunded at the end of the rental period.

The deposit will cover expenses for replacement of broken or damaged fittings and cleaning if the property is not returned in a clean state.

Lettings can be for longer periods and the contract may allow a break clause at a set time. It is important to observe the notice period carefully if intending to terminate the contract before its end

Landlords and their agents normally request a professional clean. This can be arranged by A Votre Service. The cost will depend on the size of the let property and the contents. It can range from £200.00 for a small apartment to £2,000.00 or more for a 300m2 house.

Tenants are not allowed to make changes or alterations to the property without permission from the landlord or his agent. Also once an addition has been made it belongs to the property. Alternatively the property must be reinstated to its former state on the tenant’s departure.
